We are working with architects Borgos Pieper to develop a masterplan on a 12 hectare site for this new, phased development of 630 residential units. The aspiration is to create an exemplar sustainable development, with the aims of providing high quality housing for vulnerable members of society, creating a vibrant community and minimising whole life environmental impacts.
Our role includes the development of a site-wide sustainable energy strategy, to minimise carbon emissions in the most cost effective way, and to meet Zero Carbon requirements for the later phases of the development.
We also developed a sustainable drainage strategy, integrating attenuation ponds within the landscaping and amenity proposals, and enhancing biodiversity. The site was shown in the active floodplain of the culverted river Stell that crosses the site. We carried out detailed hydrological and hydraulic modelling of the river system, in consultation with the Environment Agency and developed proposals to alleviate any flooding on site, without increasing the flood risk elsewhere. Consequently, the site has been reclassified in a zone of minimum flood risk and unlocked for development. We have also developed proposals for re-opening part of the culverted watercourse into an open channel.
Our role also includes the production of the sustainability statement, advice on wider sustainability issues and commissioning of supporting ecological and ground contamination studies. Creating a space where an active and vibrant community can develop is a top priority and encouraging social interaction and integration in a community with such a range of needs and experiences is a key focus.
